A wooden chalet for families, friends and small teams and a light-filled apartment for couples and business travellers – both on a garden with a historic spring in Königsdorf, about 45 minutes south of Munich.
The Tölzer Land is one of Germany’s most beautiful regions. Hiking and cycling routes start right at the door, swimming lakes are 5 to 15 minutes away, and the mountains greet you every morning.
In the heart of the village of Königsdorf we rent out two places with their own character: the wooden chalet – traditional barn shape, modern architecture, larch wood up to the roof – and the apartment with its generous south-west timber terrace. Both share a lovingly tended garden with a pond and the historic Schlossquelle spring that gives our home its name.

For a family break, time for two or a business trip – or book both if you travel with friends.

For families, groups of friends and small teams: two bedrooms, a play and reading gallery and a sheltered south terrace for long evenings.

For couples and business travellers: double bed, fast Wi-Fi, espresso machine and a private 40 m² timber terrace in the evening sun.
It smells of larch wood here: traditional Bavarian timber architecture with a modern, clean design – made for time together with family and friends.
Downstairs everyone cooks, eats and plays together in the open living space with its large south-facing glass front. Upstairs the gallery with books and games is the children’s favourite spot, and under the gable you sleep with a view of the village church. Also practical for colleagues on a project: two separate bedrooms, fast Wi-Fi and parking with EV charger.
A clear, elongated building with timber cladding and a traditional red plain-tile roof, inspired by the barns of the Bavarian Oberland. With its low eaves it blends naturally into the village street.
The entrance leads to the living and dining room, bathroom and one bedroom. Upstairs the gallery adds an airy retreat, and the second bedroom sits under the gable.
Wood-fibre insulation in walls and roof, formaldehyde-free wood panels and untreated larch on the interior walls. Polished screed with underfloor heating downstairs, pure wool carpet upstairs.
Fully equipped kitchen with induction hob, oven and dishwasher; bathroom with walk-in shower and towel warmer; fast Wi-Fi, smart TV, two bedrooms, gallery and screened terrace. For families: cot and high chair.
Private parking with EV charger right at the driveway. A timber boardwalk leads along the façade to the sheltered south terrace – perfect for morning coffee or a glass of wine in the evening.

Arrive as a couple and switch off – or work with focus during the day and unwind on your own terrace in the evening.
Espresso in the morning sun, lakes and peaks during the day, sunset over the garden at night. For business travellers: powerful Wi-Fi, a quiet location, Munich in about 45 minutes, and keyless check-in with a personal code – as late as your schedule requires.
Spacious living room with a three-seater mid-century sofa, modern double bed, parquet floor, ceiling spots and large windows onto the terrace.
Well-equipped kitchen with dishwasher, toaster, espresso and coffee machine and all the tableware you need.
Generous bathroom with walk-in shower and a French door straight onto the terrace.
Private 40 m² south-west timber terrace overlooking the garden and the Schlossquelle – sun until the evening.
Electronic door lock with a personal access code – arrive whenever suits you, no key handover needed.

Between the chalet and the apartment lies a lovingly designed garden with a pond, a stream and the historic Schlossquelle spring. Mornings start with birdsong, and in the evening the mountains glow in the last light.
